Hollywood Center will artfully preserve the Capital Records Building and reimagine the neighborhood surrounding it in the context of a new Hollywood. This project will address the community’s most pressing needs – from affordable housing and environmental stewardship to neighborhood enhancement and historic preservation.

Sunset + Wilcox is a creative mixed-use office experience that will further Hollywood’s transformation into a true work-live neighborhood. Specifically designed with the media, technology and entertainment industries in mind, the proposed project will offer world-class, healthy and sustainable office spaces while enhancing the area with neighborhood-serving restaurants and retailers.

Mario J. Palumbo Jr. is the managing partner of MP Los Angeles overseeing the development of Hollywood Center. With decades of experience creating large-scale, transformational, mixed-use projects, Palumbo is devoted to working with the Hollywood community and elected officials to ensure that the Hollywood Center project will thrive as a significant development serving residents, locals, and visitors alike.

Palumbo received his JD from the Stanford Law School and his MBA from the Stanford Graduate School of Business. He holds an undergraduate degree in economics from Princeton University, from which he graduated summa cum laude.

Michael Gargano is Managing Director of MP Los Angeles and Argent Ventures LLC. Gargano is responsible for structuring and financing new acquisitions and for overseeing development, leasing, and management of the firm’s properties. Prior to joining MP Los Angeles and Argent, Gargano was a real estate attorney with the law firm of Shearman & Sterling, where he represented institutional and government clients on major real estate development and financing transactions.

Gargano is a member of the Board of Directors of the Hollywood Chamber of Commerce and the Hollywood Property Owners Alliance. He holds a BA from the State University of New York at Stony Brook and a JD from Boston University.

Alex Richmond - Project Manager

Project Manager

Alex Richmond is the project manager for MP Los Angeles, overseeing their Hollywood Center and Sunset + Wilcox development projects. With a background in real estate asset management and community organizing, Richmond knows that a diverse mix of people make a neighborhood great. Richmond envisions a walkable Hollywood, rich with live-work spaces, safe bike and pedestrian infrastructure, and lush open green space. In his current role, Richmond is excited to work with the community to help revitalize Hollywood with new office, housing, and other essential amenities, all while paying homage to and honoring its historic landmarks.

A born and raised Angeleno, Richmond graduated with honors from Marymount Manhattan College with a Bachelor’s Degree in Political Science.


Hollywood Center will be a 4.5-acre, LEED Gold Certified, mixed-use vertical community at Hollywood and Vine. Created by MP Los Angeles to respond to LA’s critical need for housing, Hollywood Center comprises two buildings of 35 stories and 46 stories and two mid-rise buildings of 11 stories each, with a total of 1,005 residential units. Of these, 133 will be set aside for very-low and extremely-low income seniors. In addition to the residences, two dynamic, new civic plazas will add an acre of open green space to the project and create a much-needed, safe outdoor gathering place in the heart of Hollywood, unlike any that exists in the city today. Designed to satisfy Hollywood’s growing demand for new office space that’s sustainable, creative and flexible, the proposed Sunset + Wilcox project is a 15-story, 443,418-square-foot building that will transform the nearly 2-acre property into a truly exceptional creative mixed-use office experience.
