The Capitol Records Building retrofit is a smart, long-term investment in both Los Angeles and the Hollywood community. By strengthening a globally recognized landmark while preserving what makes it iconic, the project enhances public safety, protects cultural value, and supports sustained economic growth. It demonstrates how thoughtful investment can reinforce neighborhood stability, strengthen a major employment center, and deliver lasting value for investors, residents, and the city alike.

Sunset + Wilcox is a creative mixed-use office experience that will further Hollywood’s transformation into a true work-live neighborhood. Specifically designed with the media, technology and entertainment industries in mind, the proposed project will offer world-class, healthy and sustainable office spaces while enhancing the area with neighborhood-serving restaurants and retailers.

The Eastern Beverly Hills project extends this vision by delivering much-needed attainable housing while activating the city’s eastern gateway. With residences priced below the city’s median and select affordable units, it supports the next generation of residents while strengthening long-term neighborhood vitality. Located along the Wilshire Corridor near mass transit and enhanced by destination dining at street level, the project aligns smart growth with lasting community and investor value.

Mario J. Palumbo Jr. is the managing partner of MP Los Angeles, overseeing the development of The Eastern Beverly Hills. With decades of experience creating large-scale, transformational, mixed-use projects, Palumbo is focused on delivering much-needed attainable housing while thoughtfully activating the eastern gateway to Beverly Hills. He works closely with community stakeholders and elected officials to ensure the project strengthens the neighborhood and delivers lasting value for residents, the city, and investors alike.

Palumbo received his JD from Stanford Law School and his MBA from the Stanford Graduate School of Business. He holds an undergraduate degree in economics from Princeton University, from which he graduated summa cum laude.

Michael Gargano - Managing Director

Managing Director

Michael Gargano is Managing Director of MP Los Angeles and Argent Ventures LLC. Gargano is responsible for structuring and financing new acquisitions and for overseeing development, leasing, and management of the firm’s properties. Prior to joining MP Los Angeles and Argent, Gargano was a real estate attorney with the law firm of Shearman & Sterling, where he represented institutional and government clients on major real estate development and financing transactions.

Gargano is a member of the Board of Directors of the Hollywood Chamber of Commerce and the Hollywood Property Owners Alliance. He holds a BA from the State University of New York at Stony Brook and a JD from Boston University.

Alex Richmond - Project Manager

Project Manager

Alex Richmond is a project manager at MP Los Angeles, overseeing the development of The Eastern Beverly Hills and Sunset + Wilcox. With a background in real estate asset management and community organizing, Richmond brings a people-first approach to development and believes strong neighborhoods are built through thoughtful planning and inclusive design. In his current role, he works closely with community stakeholders to deliver attainable housing, activate key urban corridors, and support vibrant, walkable neighborhoods that balance growth with long-term community value.

A born-and-raised Angeleno, Richmond graduated with honors from Marymount Manhattan College with a bachelor’s degree in political science.

Capitol Records Building Retrofit

The Capitol Records Building Retrofit is a comprehensive structural and systems upgrade of one of Los Angeles’ most significant historic landmarks. Constructed in 1955–1956 and designated as a Historic Cultural Monument, the 13-story Capitol Records Tower is undergoing a proactive seismic retrofit in compliance with the City of Los Angeles’ mandatory earthquake hazard reduction ordinance for non-ductile concrete buildings. The project strengthens the building’s structural integrity through interior reinforced concrete enhancements to columns, beams, foundations, and roof systems, while carefully preserving its historic exterior, lobby, and recording studios. In addition to seismic improvements, the retrofit includes upgrades to accessibility, life safety, and building infrastructure systems, ensuring the long-term resilience, safety, and continued use of this iconic headquarters at the heart of Hollywood.

SUNSET + WILCOX

Designed to satisfy Hollywood’s growing demand for new office space that’s sustainable, creative and flexible, the proposed Sunset + Wilcox project is a 15-story, 443,418-square-foot building that will transform the nearly 2-acre property into a truly exceptional creative mixed-use office experience. The vertical campus will have over 60,000-square-feet of private outdoor space comprised of the expansive Campus Commons on the sixth level, an intricate series of interconnecting outdoor terraces, and two penthouse levels that offer unobstructed panoramic views of Hollywood Hills, Downtown, and the Westside.
